Mold inspection in Huntsville is free — visual assessment with moisture readings, crawl space and attic entry, and photographs. Lab testing runs $300–$900 when the question needs a number: a hidden source, a purchase negotiation, a health question, or independent post-work clearance.
What the visit covers, when the lab is worth it, and how the water path decides everything.
What an hour actually covers
The inspection starts outside, which surprises people who called about a smell in a hallway. On Tennessee Valley clay the exterior water path explains most interior mold: where the downspouts discharge, whether the grade falls toward the house, whether the last storm left a standing pool beside the foundation that the ground still hasn’t taken. Inside, a moisture meter reads framing and drywall at named locations — not "the crawl space was damp" but a number at a specific joist, recorded and photographed. Crawl space and attic entry are included in every visit, because in this market the cause is frequently not in the room where you noticed the problem.
When a lab sample earns its cost
| Situation | Testing worth it? | Why |
|---|---|---|
| You can see the growth | Usually no | A sample confirms what your eyes reported; spend it on removal |
| Musty smell, nothing visible | Yes | Air sampling narrows a hidden source before anything is opened up |
| Buying, or a seller dispute | Yes | Documentation that holds up in a negotiation |
| Health symptoms, doctor asked | Yes | Physicians want data, not a contractor’s opinion |
| Work just finished | Yes — independent | Clearance should come from someone who didn’t do the removal |
What a clearance test actually proves
This is worth understanding before anyone quotes you one. A post-remediation verification looks at three things: the work area is visibly clean and dry, the containment held, and airborne spore counts inside are at or below an outdoor baseline taken the same day. That outdoor comparison is the part people miss — mold spores exist everywhere outdoors, so "zero spores" is not a standard and any company promising it is selling something. Keep the report; it is what you hand a buyer, an adjuster, or a landlord when the question resurfaces in two years.
When an inspection turns into mold removal
Most inspections here end one of three ways. Some end with nothing to sell — the smell traces to a dry crawl and a full laundry hamper, and we say so. Some end with a few hundred dollars of exterior work: extend two downspouts, correct twenty feet of grade, and the moisture that was feeding the problem stops arriving. The rest turn into a scoped mold removal with a fixed price per line, and the readings from this visit are what justify every line in it. You will know which of the three you are in before we leave, and you will have it in writing either way.
Because Alabama certifies nobody
There is no state mold license here and no state standard — the Alabama Department of Public Health says so plainly. That means an inspection report is only as good as the method behind it. Ask whoever you hire where their readings were taken, whether the crawl space and attic were actually entered, and what standard the recommended work follows. Our reports name locations and reference IICRC S520; the remediation page explains what that scope includes, and the cost guide prices every class of work.
Inspection questions, straight answers
What does a mold inspection cost in Huntsville?
Our visual inspection with moisture readings is free, including crawl space and attic entry. Lab testing costs $300-$900 depending on how many samples the question requires. Most homeowners never need the lab work - when we can see the growth and trace the water, a sample tells you what you already know.
When is testing actually worth paying for?
Four situations: you smell it but can't find it; you're in a purchase or a dispute and need documentation that isn't the seller's word; someone in the house has symptoms and a doctor asked for data; or the work is finished and you want independent clearance. Outside those, testing usually confirms the obvious at a cost.
What happens during the inspection?
About an hour. We walk the exterior first - grade, downspouts, where water goes when the clay won't take it - then the crawl space with a moisture meter and light, then the attic, then the interior areas you're concerned about. You get photographs of anything we find, readings from named locations, and a written scope with fixed prices if work is warranted.
Should I test before buying a Huntsville house?
If anything smells musty, if the crawl space has bare dirt, or if the disclosure mentions past water, yes. This is a relocation-heavy market and plenty of buyers are making decisions on houses they've walked through twice. An hour of inspection before closing is the cheapest leverage you will ever have on a repair negotiation.
Do you do the testing and the removal?
We do both, and you should know why that's a fair question. A company that grades its own work has an obvious incentive. For post-remediation clearance we recommend an independent tester, and we'll say so in writing - our scope is not contingent on our own sample results.

Tell us what you’re seeing — a musty smell that gets stronger near the floor, growth on drywall or joists, a crawl space that never dries out, water standing beside the slab after a storm — and we’ll bring a moisture meter to the places that actually explain it. Buying a house? Say so; those inspections get priority scheduling.
